From the outside, the little church looks like it must have when it was completed back in 1927. Step inside, however, and the interior has been completely transformed.

Bye, bye history. Hello, light-filled modernity, complete with high-end fixtures and a unique architectural design.

In 1923, the people of Louviers, a small bedroom community just outside Denver, together contributed $5,200 to build a village church. Four years later, the chapel was finished and began servicing 200 parishioners — a house of worship that lasted until 1972.

Fast-forward to 1995, when a couple purchased the church for $110,000 and, for one year, used it as a wedding chapel. Afterwards, the owners spent four years and half a million dollars to transform the church into a home.

In 2007, the church hit the Louviers real estate market, when the current homeowners, Bob and Cindy Johnson, purchased it for $510,300. The Johnsons spent an additional $45,000 to continue the renovation, taking it to the next level, said listing agent Linda McConnell.

The result is a special blend of the old church and new home.

“They kept a lot of the originals but added a lot of modern conveniences,” McConnell said. ”What I love about it is that it still has the church steeple bell, it still has the antique glass doorknobs, the leaded glass windows and stained glass windows from England.”

While you may see architecture of this nature in Europe, or even parts of New England, McConnell says the home is completely unique for Colorado.

“It’s amazing,” McConnell said.

The entry opens to high ceilings over a living space with hardwood floors. Original foyer doors open to the dining room and kitchen, which has been completely updated with slab granite countertops and custom cabinetry. What was once the choir loft has been converted into an enormous master suite overlooking the living room. An additional four bedrooms, three bathrooms and covered sun patio round out the rest of the home.

The home is priced at $475,000, a 7-percent discount from the sale price in 2007, and reduced 4.2 percent from its previous listing price. With low mortgage rates and a 20 percent down payment on a 30-year-fixed mortgage, the home’s monthly payment will be $2,147, according to Zillow’s mortgage calculator.

« Friends », « l’auberge espagnole », « ensemble c’est tout »,  autant de films vantant l’image de vies, et d’appartements, bien remplis ! Que cela soit par nécessité ou par envie, dans les grandes comme dans les moins grandes villes, ce mode vie a su conquérir la France : Étudiants, divorcés, salariés, et même retraité, tout le monde s’y met !

Véritable alternative à la pénurie de bien en location et à l’explosion des prix des loyers, la colocation entraine de nombreux avantages. Payer moins pour vivre dans un appartement plus spacieux, cela a de quoi convaincre !

Juste une question d’argent ? Non pas seulement ! Le phénomène de colocation s’est étendu bien au-delà des simples étudiants désireux d’alléger leurs factures. En effet dans ce monde de plus en plus tourné vers la technologie, les gens ressentent le besoin de se sentir entourés et de partager une expérience de vie avec les autres. La colocation est une alternative à l’isolation et l’occasion de vivre une expérience unique tout en rencontrant des gens.

Certaines personnes âgées ont elles aussi étés conquises par ce mode de vie. Volonté de partager, de briser la solitude, d’avoir une meilleure qualité de vie, ou simplement d’être rassuré : la colocation sénior ou intergénérationnelle est aujourd’hui devenue une alternative aux maisons de retraites.

D’après des études, 62% de la population pense que la colocation est un mode de vie convivial et attirant. Cependant, même si les avantages sont nombreux la colocation peut faire peur : Tant sur le plan juridique que social, s’entendre et s’organiser avec des inconnus n’est pas forcément évident.

Pour remédier à cela, les sites de colocation comme "appartage", "ma-colocation" ou encore  "e-colocation", se multiplient pour faciliter les rencontres et trouver les colocataires parfaits! Pour s’inscrire de nombreuses informations sont à donner : Sexe, fumeur ou non, age, orientation sexuelle, situation sociale, hobbies, cela ressemble presque à un site de rencontre, mais c’est en fait un vrai supermarché des colocataires pour  choisir des personnes qui se ressemblent et qui pourrons vivre ensemble dans les meilleurs conditions.

Véritable phénomène social, la colocation a pris son envol en France, et tout est aujourd’hui organisé de manière à ce qu’elle se déroule dans les meilleurs conditions : il ne reste plus qu’à se lancer !

Un joli traitement de l’image

L'une des bases du fonctionnement de Twitter c'est le partage de liens. L'objectif que l'on recherche quand on partage un lien sur Twitter, c'est que son tweet soit mentionné, obtienne des RT et surtout que le lien que l'on partage soit cliqué. La question clé est donc : quelle est la meilleure position (début, milieu, fin) pour inclure un lien et obtenir un maximum de clics. On pense généralement que la fin est le meilleur emplacement. Dan Zarrella (Hubspot) a fait le test. Plus de 200 000 tweets avec des liens raccourcis avec bitly.com ont été analysés, et notamment leurs CTR (nombre de clics divisé par le nombre de followers). Puis, analyse de la relation entre l'emplacement du lien dans le Tweet et son CTR. Il a en établi une "heat map" (carte de chaleur, en français).

It’s not Halloween without a spooky series of homeowner horror stories. Nor is it Halloween without a look at the best places to trick-or-treat. But it’s really not the ghostly holiday of “all saints eve” without taking a tour of some of America’s most famously haunted homes.

For those who don’t mind a murder story or a few errant ethereal spirits, let’s roll.

Winchester House (above)
Location: San Jose, CA
Ghost: Sarah Winchester

Whether or not the Winchester House is haunted, it definitely tops the list for bizarre real estate. The house was designed by Sarah Winchester, pictured at left,  the widow of William Winchester, founder of Winchester rifles. According to stories, Sarah was deeply distressed by the death of her daughter Annie in 1866 and her husband in 1881, so she consulted a medium to deal with her grief. The medium told Sarah to move west and build a house to ward off the spirits.

For the next 38 years — until her death in 1922 — Sarah oversaw construction of the San Jose house, holding nightly séances to get guidance from ghosts in the design. The result was a maze-like residence full of twisting and turning hallways, dead-ends and secret panels. There was also  a window built into a floor, staircases leading to nowhere, doors that open to walls, upside-down columns, and rooms built, then intentionally closed off  — all to ward off and confuse evil spirits. Or even some living souls, too.

Lizzie Borden House (above)
Located: Fall River, MA
Ghosts: Andrew and Abby Borden

You’ve heard the song about Lizzie Borden taking an ax. Before there was a creepy nursery-rhyme like chant, there was the Lizzie Borden trial — one of the biggest trials of the 19^th century. It centered on the Aug. 4, 1892 murder of Andrew and Abby Borden. Andrew’s daughter and Abby’s step-daughter, Lizzie Borden, (pictured at left) was the prime suspect, but acquitted by the jury.

By many accounts, the Bordens were not a happy family and Andrew’s daughters, Lizzie and Emma Lenora, feared that Andrew was going to bequeath his assets to their step-mother. After her acquittal, Lizzie and Emma moved to a different house on French Street. The home of the murder still stands in Fall River and operates as a bed-and-breakfast, where guests report that Andrew and Abby can be seen wandering about.

LaLaurie Mansion (above)
Location: New Orleans, LA
Ghosts: Victims of Madame LaLaurie

The former New Orleans home of Nicolas Cage, the LaLaurie Mansion, has to rank as the most gruesome in the history of the haunted houses. The New Orleans home was the where Madame LaLaurie reportedly abused and tortured her slaves. Rumors of cruelty were confirmed to be the truth when a fire broke out in the home and more than a dozen of slaves were discovered in various horrible states of torture. An angry mob descended on the home but Madame LaLaurie escaped, never to be seen again.

Soon after, flickering lights, unearthly screams were reported throughout the home and, over the next several years, the French Quarter home changed hands several times. It was run as a music conservatory, a school for young girls, a bar and furniture store. Finally, a retired New Orleans physician purchased the home and restored it to a single-family dwelling before selling it to Nicolas Cage. The actor recently lost the home to foreclosure. A sign of the ghosts at work, perhaps?

Franklin Castle (above)
Location: Cleveland, OH
Ghosts: Babies crying

Depending on who is telling this ghost story, the one-time owner of Franklin Castle, Hannes Tiedemann, pictured, was an evil tyrant who had a hand in several mysterious deaths at the Castle. Or, he was the victim of unfortunate circumstances?

Either way, as far as haunted houses go, the Franklin Castle fits the bill as a creep palace, complete with a stone tower and turrets, gargoyles, wrought-iron fixings and wrought-iron fencing. Built in 1864, the home was sold August 26 on the Cleveland real estate market for $260,000. That was after the latest calamity to strike: A fire that gutted plans to turn the place into a bed and breakfast. We’ll have to wait and see if the new owners hear the same sounds of footsteps, babies crying, and doors slamming often reported in the home.

Sprague Mansion (above)
Location: Cranston, RI
Ghosts: Amasa Sprague, Charlie the butler

The Spragues were a prosperous family in Cranston, RI in the 1800s and owned the Cranston Print Works, a textile mill that helped pioneer chemical bleaching. When the Print Works patriarch, William Sprague, died, he passed the business on to his two sons: Amasa (photo left) and William II. Amasa concentrated on the family business while William II focused on politics, serving as a U.S. Representative, Governor and United States Senator. On Dec. 31, 1843, Amasa was found near the home, beaten and shot. A man was hung for the crime, but was later revealed to be innocent. Following the murder, the Sprague family fortune dwindled and the home fell into disrepair. Cranston Historical Society saved the home from demolition in 1967.

Myrtles Plantation (above)
Location: St. Francisville, LA
Ghosts: Chloe, Sara and her children, William Winter

Jealousy led to hauntings of this antebellum home in St. Francisville, LA. In 1808, Clark Woodruff took over the plantation from his deceased father-in-law, General David Bradford. Clark lived in the house with his wife Sara and three children. Legend has it that Clark took a liking to a slave named Chloe, who became jealous of Sara and the kids. The story goes that Chloe baked a birthday cake filled with poisonous oleander leaves that killed Sara and two of the three children. Although Chloe confessed to the crime, fellow slaves retaliated. Chloe was hanged to death and her body was dumped in the Mississippi River.

If that wasn’t enough of an eerie history, another one of the owners, William Winter, was shot and killed while standing on the front porch. Rumor has it that the home was also built on an American Indian burial ground and the home was ransacked by Union soldiers during the Civil War.  The home operates now as a bed-and-breakfast, serving up sightings of William Winter, Sara and her children as well as the ghost of Chloe outside, tending to her oleander plants.

Chambers Mansion (above)
Location: San Francisco, CA
Ghost: Claudia

Perched in the Pacific Heights neighborhood, this prime piece of San Francisco real estate was built by silver mine tycoon Richard Chambers. The story goes that Richard moved into the home with his two nieces, bringing with him a host of demons and ghosts with him. When Chambers died in 1901, the nieces inherited the home; one moved next door and one, Claudia, stayed in the home.

Claudia was discovered nearly cut in half one day. The family passed it off as a “farm implementation accident” but ghost expert Jim Fassbinder, who conducts haunted house tours in San Francisco, claims an insane family member who was kept in the attic of the Chambers home was the culprit. Recently a bed-and-breakfast, the home sold in 2009 for $3,400,800.

Whaley House (above)
Location: San Diego, CA
Ghost: “Yankee Jim” Robinson

California’s other notorious haunted home was built by Thomas Whaley, who moved to San Diego to start a general store business. The entrepreneurial Whaley also started a brick-making business and started a granary. He built the Greek-Revival style house in 1857 on where the gallows once stood.

Shortly after Whaley moved in, he reported hearing heavy footsteps “by the boots of a heavy man” throughout the home. Whaley concluded it was “Yankee Jim” Robinson (photo left) — the last man to hang on the property. Two centuries later, the Whaley home is a designated historic landmark and open to public tours where guests are invited to listen for the steps of “Yankee Jim.”

McPike Mansion (above)
Located: Alton, IL
Ghosts: Unknown woman

The town of Alton, IL is deemed the “most haunted” city in America and has no shortage of ghostly homes. The McPike Mansion has especially active ghosts. Although there doesn’t seem to be any set reason why the home is so eerie, visitors report being hugged by an unseen woman thought to be Sarah Wells — one of the former occupants. So vivid is her presence, she is said to be smelling of fresh lilacs. There’s also the laughter of children, and mysterious mists and orbs of light.

Built in 1869 for the McPike family, the house has also operated as a college and boarding house. The home is currently owned by George and Sharyn Luedke, who run tours for anyone who wants to experience the spooks first hand.

The Victorian (above)
Located: Gardner, MA
Ghost: Servant girl

The S.K. Pierce Mansion, or “The Victorian,” has been “certified haunted” by mediums and paranormal experts. The home, located in Gardner, MA, was built by chair manufacturer S.K. Pierce in 1875. The most active ghost reported in the home is a 19-year-old woman, thought to be one of Pierce’s servants. Other spirits include a man who perished in 1963 in a fire, and a small boy.

The home not only has a ghostly past, but a history of Gilded Age elite dropping by from New York on their way to Vermont and New Hampshire. Guests included President Calvin Coolidge, Norman Rockwell, and P.T. Barnum.

Some people live in houses. Some people live in mansions. Some people live on estates and others live in castles.

Then there’s Richard Garriott, a video game mogul accomplished in so many realms — on Earth, in space, in cyberspace — that only a manor will do.

Make that a manor filled with secret passages, gargoyles, stained glass and a dungeon lined with macabre collectibles.

Well, make that three manors, all of them named Britannia.

The original Britannia Manor I was located in New Hampshire, where Garriott was raised after moving to the United States from the United Kingdom as a child. At Britannia Manor I, Garriott commenced his Halloween tradition of tricking out his manor for epic spook-fests.

After becoming a millionaire at age 17 thanks to his creation of the uber-popular and ground-breaking Ultima series games, Garriott decamped to Austin, TX. There, the son of an astronaut who also became an astronaut built Britannia Manor II.

The West Austin home at 8207 Two Coves Drive, which is now for sale for $4.1 million, was designed by Garriott, whose creativity and drive appears to have no bounds. The place is so special, so unique and has attracted so much international attention, it has its own page on Wikipedia.

“The name comes from the castle of Lord British, ruler of Britannia, the setting of the Ultima computer role-playing game series, which (Garriott) created. Britannia Manor is situated atop a large hill near Austin. The home was featured in a 2007 episode of the HGTV television series, “Secret Spaces,” on “Lifestyles of the Rich and Famous,” and on “MTV Cribs.”

But with unflagging energy and vision, Garriott’s high-octane vision of high-living could not be contained by Britannia Manor II. So, in between space launches, game development, adventure travel to Antarctica and philanthropic enterprises, Garriott has for the past decade been building Britannia Manor III.

The eccentricities and novelties of Britannia Manor III are said to be surreal, including underground swimming pools that connect the entire house, swiveling walls to allow beds to move from room to room in the middle of the night and a five-story observatory complete with planetarium.

The new Britannia Manor III should be completed within the next 18 months, so in anticipation of the move, Garriott has listed his “old” digs for sale. The listing on the Austin real estate market gives a glimpse of what some lucky dungeon-loving buyer has in store.

“Britannia Manor II, the captivating and magical estate of Richard Garriott, aka, Lord British, is seeking new stewardship. Situated high on a level 3.99-acre hilltop overlooking downtown and a 3,000-acre preserve, this home offers amazing architectural details and intrigue plus an “off the grid” energy realm,” writes listing agent Robin McCall.

Behind the iron gates, the manor’s features “include a 360-degree-view observatory w/ telescope atop the approx 4790-sq foot home, pool, grotto, waterfall, detached studio, separate guest quarters, a/c’d barn, lagoon and lighted running track.”

McCall said Garriott has been a tremendous citizen of Austin, a community-minded philanthropist who continued his long tradition of staging elaborate Halloween tours of his home, proceeds of which go to charity.

“He opens up his home at great expense for a benefit, ‘Scare for the Cure,’ ” McCall said.

Among Garriott’s many interests, his commitment to solar energy at Britannia Manor II is extensive. “He generates enough electricity for the property and enough to sell back energy to the city of Austin,” McCall said.

Garriott earned the right to be lord of his own manor. Born in the United Kingdom, Garriott moved to the United States as a child, then followed in his astronaut father’s (Owen Garriott) footsteps to become the only second-generation American in space. That took place in 2008, when Garriott launched the Russian Soyuz TMA-13 spacecraft to the International Space Station and became the sixth private citizen to fly in Earth’s orbit. For Garriott, it was $30M well spent.

In early 2009, Garriott was awarded a Sir Arthur C. Clarke award for individual achievement. The prizes are set up to recognize UK achievements towards advancement in space exploration.

But for all of Garriott’s stellar and stirring achievements, he has a reputation for being a stand-up guy. And for all the unique qualities and quirky decor Garriott has brought to his Austin digs, listing agent McCall said Britannia Manor II is very livable.

“It’s a home you can wake up in and enjoy a cup of coffee,” she said.

Beaucoup d’acteurs de notre industrie, des plus fameux aux plus obscurs, s’intéressent et communiquent aujourd’hui sur le sujet, les demandes formulées par les annonceurs se font plus précises. Au fond s’agit-il d’une révolution marketing de plus (rappelez-vous le « consumer generated content », le « marketing des communautés »,  la « mort du spot de 30’ en prime time »…) ou devons nous réellement y regarder de plus près ?  Notre point de vue est clair, nous sommes à la veille d’un réel changement d’époque pour notre industrie et pour les marques ! Les Neurosciences peuvent nous permettre de générer de meilleurs insights, ceux qui font la différence dans une économie mondialisée où les marques doivent croitre et être profitables ou mourir…

Experian Hitwise vient de publier un rapport sur la vidéo en ligne dans le marché anglais (pdf).
En voici quelques extraits (avec quelques extrapolations) :

> La video en ligne progresse très rapidement, l’usage se généralise

Tout d’abord, le constat d’un marché en forte croissance : la consommation de vidéo online progresse de 36% sur un an.
L’usage se généralise : 86% des internautes UK visitent un site de vidéo au moins une fois par mois, et 46% au moins 3 fois par mois.
En termes de fréquence, l’utilisateur moyen visite 18 fois par mois un site de vidéo.
La vidéo en ligne atteint ainsi les proportions d’un véritable marché de masse.

> La consommation de vidéo en mobilité explose

Autre enseignement du rapport, la consommation en mobilité explose : les visites de sites de vidéo via smartphones et tablettes ont doublé en 2011 et quadruplé depuis 2010. Une progression annuelle de +200% à comparer aux +36% de croissance globale pour la vidéo online.
Ainsi, en termes de volumes, tablettes et smartphones représentent désormais 10% des vidéos vues sur Youtube. Selon les chiffres BBC, les mêmes proportions s’appliquent à la consommation via iPlayer (plus d’1 vidéo sur 10 est regardée via tablettes ou smartphones).

La consommation de vidéo en ligne, du moins celle qui se fait via le search,  semble tirée par la musique, qui concentre 33% des recherches aboutissant à la visite d’un site de vidéo (Lady Gaga pèse 1% à elle seule).
Les contenus TV, quant à eux, représentent 17% des recherches ; les films 11% (on recherche essentiellement des trailers de sorties récentes), l’information 9% et le sport 5%.
Quant aux acteurs, Youtube domine très largement le marché avec près de 70% des visites, ce qui n’est guère surprenant pour un champion mondial.
La deuxième place, en revanche, est occupée par un acteur qui, lui, est on ne peut plus “national” : l’iPlayer de BBC concentre à lui seul 12% de l’ensemble des visites de sites de vidéo, loin devant les autres.
Ce qui veut dire, en forçant à peine le trait, que via l’iPlayer la BBC s’assure 12% de part de marché dans l’hyper-offre des contenus vidéos online.

How lifelike are animated faces getting? Check out the video below from Janimation. "This is a test on some facial animation R & D we've been working on here at Janimation," one of the engineers explains. "We used Softimage Face Robot as a base and then used our own ICE tech, Zbrush for modeling the head and its facial shapes, and of course Arnold to polish it off." It is pretty cool—scary, in fact—but I feel like I see something like this every year or so and then never hear about it again.
